How a hotel spa sale works
Most hotel spas in Dubai are run by independent operators under a lease or concession agreement with the hotel. When the operator sells, the buyer either acquires the operating company (a share sale) or takes the business into their own company (a licence or asset transfer). Either way, the hotel’s written consent is central, which is why every deal we structure makes that consent a condition of completion.
What drives the price of a Dubai hotel spa
- Verified net profit — tested against VAT returns, bank statements and payroll, not just the seller’s monthly figure.
- The hotel agreement — rent or revenue share, years remaining and renewal terms.
- Hotel category and location — a 5-star address in Downtown or on the Palm prices differently from a 3-star hotel in Deira.
